Q3 Specialist Finance Market Update: Key Trends and Opportunities
Another quarter. More market movement. And plenty happening behind the numbers.
Q3 brought the traditionally quieter summer months, alongside continued economic and geopolitical uncertainty. But while search activity eased, specialist finance certainly didn't stand still.
From new lenders entering the market to changing borrower requirements and more flexible funding solutions, there's plenty worth keeping on your radar.
We've combined the latest search trends from inside Propp with insights from our specialist finance teams to give you the bigger picture.
Here's what happened in Q3, what we're seeing on the ground and where the opportunities lie for your clients.
Q3 at a glance
Our latest data shows how search activity, borrowing requirements and investor behaviour shifted throughout Q3. But the numbers only tell half the story.
From changing demand for bridging finance to evolving buy-to-let strategies and new commercial lending options, our specialists are seeing a market that continues to adapt.
Here's a closer look at the key trends across specialist finance.
Bridging finance: Flexibility fuels demand
64.6% of bridging searches were sale-led in Q3, up from 53.7% in Q2.
That shift is reflected in the conversations our bridging team are having.
We're seeing more re-bridging enquiries as clients look for additional time to sell their properties, rather than accepting reduced offers simply to meet a deadline.
Chain-break bridging also remains an important solution, alongside regulated bridging, refurbishment finance and lease extensions.
We've even seen enquiries for Shariah-compliant bridging, demonstrating the increasingly diverse requirements of borrowers.
Where's the opportunity?
A delayed sale or broken chain doesn't necessarily mean a deal has to fall through. Bridging finance could provide the breathing space your client needs, helping them navigate changing circumstances without rushing into a sale.
Commercial finance: New lending opportunities
Investment continues to lead, accounting for 70.3% of commercial searches, while owner-occupier activity has increased its share to almost 30%.
Despite pressure on borrowing costs, lender appetite remains active, and the commercial market continues to evolve.
Roma Finance has expanded into commercial term lending, while more bridging lenders are introducing stabilisation products with terms of 12–36 months.
These products are helping fill the gap between short-term bridging and traditional commercial mortgages.
We're also seeing enhanced semi-commercial criteria from buy-to-let lenders, creating additional options for mixed-use properties.
And with business owners continuing to explore property purchases, refinancing and capital raising, there's plenty of opportunity beyond traditional commercial investment.
Where's the opportunity?
Clients who don't quite fit conventional commercial lending criteria may have more options than they realise, particularly as new products enter the market. Exploring specialist lenders could help uncover solutions that might otherwise be overlooked.
Buy-to-let finance: Investors adapt and evolve
Average LTVs rose from 65% to 72% in Q3, signalling greater interest in higher-leverage borrowing.
Despite a quieter summer period and continued pressure on mortgage rates, experienced investors are actively looking to expand their portfolios.
Our specialists are seeing more investors releasing equity from existing properties to fund further purchases, gearing up their portfolios to capitalise on new opportunities.
We're also seeing growing interest in limited company structures and more varied investment strategies, with HMOs, holiday lets and corporate lets increasingly featuring in enquiries.
With remortgages accounting for 73% of searches, refinancing remains a key focus as investors look to make their existing assets work harder.
Where's the opportunity?
Whether it's a non-standard property, limited company structure or adverse-credit case, specialist lender criteria could open up options that mainstream products don't accommodate.
Understanding the borrower's wider circumstances and investment plans can help identify the right route to finance.
Secured loans: More than just debt consolidation
Debt consolidation remains a key driver of secured loan enquiries, particularly for clients looking to retain an existing mortgage deal.
But business-purpose lending is also attracting attention.
We're seeing increased lender appetite for more complex borrowing requirements, including cases involving historic business debts.
Lenders are responding with enhanced criteria and more flexible repayment options, including products without early repayment charges.
Where's the opportunity?
For clients looking to release equity without disturbing their existing mortgage, a secured loan could be worth exploring.
Whether the funds are needed for debt consolidation or business purposes, understanding the available options could help clients raise the capital they need while retaining their existing mortgage arrangements.
The Propp perspective: Staying ahead of the market
